Terms of Service

1. Agreement to Terms
By accessing or using the PropertyKini website and services at www.propertykini.my (“the Platform”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, do not use the Platform. PropertyKini reserves the right to update these Terms at any time. Continued use of the Platform after any change constitutes your acceptance of the updated Terms.
2. Permitted Use of Data
Data, reports, and analytics provided through the Platform are licensed for your personal investment research and internal business use only. You may not:
- Resell, sublicense, or redistribute PropertyKini data or reports to third parties.
- Scrape, crawl, or programmatically extract data from the Platform beyond what is explicitly permitted by our public data endpoints.
- Use the data to build a competing product or service without prior written consent.
- Represent PropertyKini data as your own original research without attribution.
Reports purchased under the Report plan are licensed for a single organisation. Platform Access subscribers may use data for internal team purposes within a single company entity.
3. Data Accuracy Disclaimer
PropertyKini aggregates data from government records (NAPIC/JPPH) and third-party listing platforms. While we apply rigorous quality controls including IQR outlier removal and data validation, we make no warranty, express or implied, regarding the accuracy, completeness, or fitness for any particular purpose of the data provided.
Investment decisions are entirely the user's responsibility. PropertyKini data is provided for research and informational purposes only. Nothing on the Platform constitutes financial advice, investment advice, or a recommendation to buy or sell any property. You should conduct your own due diligence and, where appropriate, consult a licensed financial adviser before making any investment decision.
Past transaction prices and rental yields are historical data. They do not guarantee future returns. Property values can fall as well as rise.
4. Payment and Refund Terms
Report (Pay per use — RM 69)
Report purchases are processed immediately. The report is generated and made available for download upon successful payment. Due to the instant digital delivery of the report, Report purchases are non-refundable once the report has been generated and accessed.
Platform Access (RM 479/month)
Platform Access subscriptions are billed monthly. You may cancel at any time via your account settings. Cancellation takes effect at the end of the current billing period — you retain full access until then. We do not offer prorated refunds for partial months. No refund is issued for unused reports or features within a subscription period.
All prices are in Malaysian Ringgit (MYR) and include applicable taxes where required by Malaysian law.
5. Intellectual Property
The PropertyKini platform, brand, code, design, methodology, and all content (including but not limited to reports, analyses, visualisations, and blog articles) are the intellectual property of PropertyKini and are protected under Malaysian and international copyright law.
Government source data (NAPIC/JPPH transaction records, DOSM census data) is public domain under Malaysian open data policy. PropertyKini's value-add — including aggregation methodology, outlier removal, yield calculations, and report formatting — remains proprietary.
You may cite PropertyKini data in your own publications provided you attribute the source as “PropertyKini (www.propertykini.my)” and link to the relevant page where the data appears.
6. User Accounts
You are responsible for maintaining the confidentiality of your account credentials. You must notify us immediately at [email protected] if you believe your account has been compromised. PropertyKini is not liable for any loss arising from unauthorised access to your account where you have failed to keep your credentials secure.
7. Limitation of Liability
To the maximum extent permitted by Malaysian law, PropertyKini and its directors, employees, and agents shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Platform or reliance on data provided, including but not limited to investment losses, loss of profit, or business interruption.
Our total liability to you for any claim arising from these Terms or your use of the Platform shall not exceed the amount you paid to PropertyKini in the twelve months preceding the claim.
8. Governing Law
These Terms are governed by and construed in accordance with the laws of Malaysia. Any dispute arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Malaysia.
