Geographic resolution

Analysis uses H3 hex cells at resolution 8, covering approximately 0.7 km² each — enabling neighbourhood-level precision rather than broad district averages.

Outlier methodology: We apply IQR filtering to remove anomalous transactions (e.g., related-party transfers, bulk deals) that would distort area medians. Financing assumptions are transparent: 10% down payment, 90% loan at standard BFR-based rates, 25-year term. PDPA compliant — all data is aggregated and anonymised. No individual property or owner is identifiable.

What happens after I purchase a Report?

You receive immediate access to a full downloadable report for your chosen area. The report includes net rental yield, historical sales price trends, rental breakdowns by bedroom count, and neighbourhood statistics. You can export it to Excel or PDF directly from the platform.

How accurate is the data?

Sales data comes from official NAPIC/JPPH government transaction records — these are legally registered transactions, not asking prices. Rental data is aggregated from live listing platforms with IQR outlier removal applied. We publish our methodology assumptions transparently so you can apply your own financing parameters.

What is a 'small area' in your reports?

We use H3 hexagonal grid cells at resolution 8. Each cell covers approximately 0.7 km², giving neighbourhood-level precision. This is significantly more granular than reporting by district or postcode, and allows meaningful comparisons between adjacent areas.

Is there a refund policy?

Report purchases are non-refundable once the report has been generated and accessed, as the data is delivered instantly. For Platform Access subscriptions, you may cancel at any time — your access continues until the end of the current billing month.

Is my data protected under PDPA?

Yes. PropertyKini is operated in compliance with Malaysia's Personal Data Protection Act 2010 (PDPA). All property and transaction data in our reports is aggregated and anonymised — no individual property owner or buyer is identifiable. Your account data is stored securely and never sold to third parties.
